Bainbridge Urban Village Community Plan

Burnaby, BC

Bainbridge Urban Village

Why People are Paying a Premium to Live in Bainbridge

Bainbridge is a unique new concept called an Urban Village beside the Sperling Skytrain Station with the intent of creating a live/work model instead of a residential glass jungle. What that means for residents is less residential density and more:

  • Pedestrian and bike paths
  • Outdoor amenities
  • New office space
  • Expansive retail space with grocery stores, coffee shops, gyms, dry cleaning, and all the services and stores needed to  limit commuting
  • Parks, green space, and Burnaby Lake
  • Quiet urban living

Developer Happy Hour Recap

On October 23rd, we hosted an exclusive developer happy hour to highlight Bainbridge’s distinct character and showcase our latest listings in this vibrant area. The event provided an opportunity for developers to connect with our team and explore Bainbridge’s potential, especially as it benefits from the upcoming Burnaby Lake Village development.

During the evening, developers received updates on proposed policy changes from the Burnaby Planning Department. These updates outline promising growth opportunities that can enhance Bainbridge’s appeal as a prime investment destination, potentially boosting property values and attracting new community amenities.

Developer Feedback

  • Strong interest in 6 storey wood-frame developments because there is no affordable housing.
  • Presales: Expected to rise as lower interest rates create new demand.
  • Land Pricing: Projected to remain stable due to ample supply and rising construction costs.

Lobbying Efforts by the ApartmentBlocks Team

The ApartmentBlocks team has engaged with the community and gathered resident feedback since 2019. From hosting meetings to summer barbeques, we’ve listened to thoughts on the Bainbridge Urban Village Plan. Considering these comments, we formulated a letter to the Mayor and Council with the top 13 suggestions for increased density beyond what Phase 2 of the Draft Plan proposes. After circulating the letter, we collected nearly 40 signatures and submitted the petition to the City of Burnaby on January 27, 2022.

We want to thank everyone for participating and encourage everyone to continue to be actively engaged in the plan. If you have any questions, you can reach out to Brandon Harding or Kat Warkentin.
