Bainbridge

The Community of Bainbridge is a residential area near the Sperling SkyTrain Station. The properties at 6800 Lougheed Hwy occupied by Dairy land and later the property at 7000 Lougheed Hwy occupied by Telus where sold to the Peterson Group and Create Properties. They submitted a development application and the City determined that an Official Community Plan (OCP) update was necessary.

The plan didn’t include any of the homes, instead focussing on the commercial properties. With the area undergoing changes, the neighbourhood would no longer be the same so homeowners wanted to participate in the possible increases in value from land assembly. Residents did not know how to approach the city to convince them to increase the density on their properties as well. The ApartmentBlocks team was called in to help create and execute a plan to include their homes and increase their density.

Phase 1:

 

The Plan

 

  • Inform and engage residents
    • The team met with residents in the area to provide information on the OCP update in progress and discuss the potential impact and opportunities they could expect from increasing their density
  • Define the intentions and community benefits
    • Then put together a petition obtaining nearly 40 signatures outlining how the residents goals of increasing their density was necessary to create many community benefits that the City also benefited from
  • Create one unified voice aligning our goals with the city to achieve successful result.
    • We kept engagement between Councillors, planning, residents and the team ongoing throughout the entire process building momentum. By unifying everyone’s message we amplified the volume on our voices so everyone was heard.

 

The ApartmentBlocks team felt that the city was underutilizing the area’s potential, so the team developed their own map that was submitted to planning with more density. The final result was very similar to the ApartmentBlocks map.

During the process some residents in the Future Planning Area started a petition against more development that forced the city leave that area for a future update.

Phase 2:

The Petition

 

The goal of the petition was to outline the community benefits of increasing the density of the surrounding homes in the area. We outlined benefits such as:

  • Improved safety
  • Reduce urban sprawl by building more density close to the Skytrain so the single family homes farther away don’t need to be impacted.
  • Reduce congestion
  • Raise more taxes and fees for community amenities
  • Improve infrastructure and burden the costs on developers not tax payers
  • Provide more housing choices
  • Accommodate population growth
  • Improve housing affordability

The petition was well received by Mayor, Council, and planning, which successfully encouraged the inclusion of the surrounding single family homes into the plan

The Result

 

A significant increase in density that increased the value of this community AND more affordable homes, housing choices, amenities, smaller carbon footprint, handicap accessibility, and infrastructure upgrades. We appreciate all the work that went into this from the involved residents and commend them for building a better community for future generations. The win-win of more density means that these homeowners will achieve their financial goals while future generations will benefit from the new developments.
